Building and pest inspection prices: a guide for Bendigo buyers
These published ranges will help you budget for an inspection in Bendigo. The inspector confirms the actual price once they know the home's size, age, access and distance from town.
Published ranges, not local quotes. Confirm the price with your inspector. The ranges are from published Victorian sources listed below, not from a Bendigo inspector's price list. They are a planning guide, not a quote.

What changes the price
- Floor area and storeys: a large two-storey home takes longer to inspect and write up than a small unit.
- Age and construction: a miners' cottage or Victorian brick home with a subfloor and roof space usually takes longer than a recent slab-on-ground brick veneer.
- Access: a low or partly blocked subfloor, or a tight roof hatch, affects how long the inspection takes and how much can be seen.
- Extra structures: sheds, studios, granny flats, pools and retaining walls are often priced separately.
- Distance: properties in towns such as Heathcote, Elmore, Goornong or Raywood may attract a travel fee.
- Deadline: an urgent report before an auction may cost more.
- Tools and add-ons: thermal imaging, moisture testing and drone roof photos vary between inspectors.
Where these figures come from
The combined, building-only, timber pest and older-property figures are from RACV's guide to building and pest inspection costs, updated 20/10/2026 (RACV). RACV's building-only range is a Melbourne figure, and RACV notes that prices in regional areas differ, so use it as a guide for Bendigo, not a local rate. No reliable published figures were found for stage, pre-handover or re-inspection work, so those rows show quote required.
Why the cheapest report is not always the best value
The difference between two quotes is usually a hundred dollars or so. The difference between a thorough report and a rushed one can be a missed stump, damp or termite problem worth many times that. Before choosing on price, ask whether the quote includes the roof space and subfloor, the tools used, photos, the Australian Standards followed, professional indemnity insurance and a follow-up phone call. For an older Bendigo home, a report that skips the subfloor leaves out the area most likely to hide problems.
