Frequently asked questions

Is my Bendigo property affected by heritage controls?

Start with a free planning property report, which shows any Heritage Overlay. Then read the City of Greater Bendigo's Residential Heritage Design Guidelines and their FAQs. Heritage controls do not change the inspection, but they can change what repairs cost.

Should I worry about old mine shafts?

If a report notes unusual settlement or cracking, ask about historic workings and check the state's historical mining activity dataset. Your conveyancer can advise on further searches.

Auction or private sale in Bendigo: when do I inspect?

For an auction, before auction day, because there is no cooling-off at auction or in the three clear business days either side (CAV: buying at auction). For a private sale, ideally before you sign, or under a building and pest condition in the contract. Cooling-off may apply to a private sale but has exceptions (CAV: private sale).

Do you inspect in Heathcote and Elmore?

Usually, yes. Towns outside the main Bendigo area, including Heathcote, Elmore, Goornong and Raywood, can generally be covered, but the inspector may add a travel fee. Enter the town on the quote form and they will confirm.

Can I get stage inspections on a new build in Huntly or Strathfieldsaye?

Yes. An independent inspector can check each stage (base, frame, lock-up and fixing) before you make the progress payment, which is what Consumer Affairs Victoria recommends (CAV: deposits and payments). Book a pre-handover inspection before the final payment too.

How long does the inspection take, and when do I get the report?

It varies with the size, age and access of the home and with each inspector's workload. Confirm the time on site and the report turnaround with your inspector when booking, particularly if an auction is coming up.

Are termites a problem in Bendigo?

Termites, borer and wood decay all occur in Victoria, but there is no authoritative local risk rating. Ask the City of Greater Bendigo whether your area is a termite-declared area. In older homes, borer and decay in stumps and verandahs are common findings, and a timber pest inspection covers all three.

Do I need two separate inspections?

Rarely. A combined building and pest inspection is a single visit with a single report. Choose building-only for some units and townhouses, and pest-only if you already own the home and just want a timber pest check.

What won't the inspector check?

The inspection is visual and non-invasive, so it excludes testing of wiring, plumbing, gas, drains and pools, asbestos testing, and anything inside walls or under fixed floor coverings. For homes built before 1990, Consumer Affairs Victoria suggests an asbestos assessment (CAV).

Which standards should the report meet?

AS 4349.1 for the building inspection and AS 4349.3 for the timber pest inspection. See what the report covers for how a compliant report is organised.

Who actually carries out the inspection?

An independent inspector who works in the Bendigo area. Bendigo Building & Pest Inspections is a referral service. The inspector quotes, inspects, writes the report and is responsible for it.
