Inspections we can arrange in Bendigo

Why inspect before you commit

Victorian sale rules leave very little room to change your mind, so the inspection has to come before the commitment, not after it.

  • At auction you are bound when the hammer falls. There is no cooling-off period, and none for a contract signed in the three clear business days either side of a publicly advertised auction (Consumer Affairs Victoria: buying at auction).
  • By private sale most residential buyers have three business days to withdraw, but there are exceptions (CAV: buying by private sale). A building and pest condition written into the contract usually gives you more time and more certainty than relying on cooling-off.

The Victorian deadline rules are explained step by step on the checklist page.

Bendigo homes and what inspectors look for

Bendigo's gold-rush history is written into its housing. Miners' cottages, Victorian brick villas and Federation weatherboards sit close to the centre and in older suburbs like Long Gully, Golden Square and Quarry Hill, while new estates keep spreading towards Huntly, Maiden Gully, Strathfieldsaye and Marong. That range shapes what an inspection focuses on:

  • Miners' cottages and older timber homes usually need careful checks of the stumps, subfloor, roof and any damp in the walls. Small, low subfloors can be hard to access, so ask the agent about the hatch early.
  • Heritage controls are a live issue. The City of Greater Bendigo published Residential Heritage Design Guidelines in May 2026 (PDF) and has sought protection for more than 150 gold-rush era properties (Bendigo Advertiser). If the home is affected, repairs to the outside may need a permit.
  • The goldfields legacy means old shafts and workings exist across the region (Victorian historical mining activity dataset). If a report notes unusual settlement or cracking, it is worth asking about.
  • New builds are best checked stage by stage, before each progress payment. See new home stage inspections.

What the report tells you

You get a written report with photos that separates what is serious from what is normal for a home of that age. The three things that matter most:

  • Major defects: structural movement, roof failures, damp and wet-area leaks that need repair to prevent further damage.
  • Safety hazards: unsafe balustrades and stairs, trip hazards, and damaged materials that may contain asbestos.
  • Timber pest activity and conducive conditions: termites, borers and wood decay, plus the moisture and soil contact that attract them.

See what the report covers for a guide to reading it. Choose between the pre-purchase building and pest inspection, a building inspection in Bendigo or a termite and timber pest inspection, check published inspection price ranges, and see which areas are covered.

Common questions

Is my Bendigo property affected by heritage controls?

Start with a free planning property report, which shows any Heritage Overlay. Then read the City of Greater Bendigo's Residential Heritage Design Guidelines and their FAQs. Heritage controls do not change the inspection, but they can change what repairs cost.

Should I worry about old mine shafts?

If a report notes unusual settlement or cracking, ask about historic workings and check the state's historical mining activity dataset. Your conveyancer can advise on further searches.

Auction or private sale in Bendigo: when do I inspect?

For an auction, before auction day, because there is no cooling-off at auction or in the three clear business days either side (CAV: buying at auction). For a private sale, ideally before you sign, or under a building and pest condition in the contract. Cooling-off may apply to a private sale but has exceptions (CAV: private sale).
